Common Feature:

  

STRUCTURE:

The buildings have been designed as an RCC-frame structure with column, beam and slab system as per ACI and BNBC for wind velocity shielding of up to 120 m/hr. All structures will have special features for earthquake protection as well.

All reinforcing steel to be used shall be the steel (ISO 9002 certified) 60-grade deformed bars. Locally best quality cement (ISO 9002 certified).

100% Sylhet sand (F.M = 2.5) + Local Sand will be used as fine sand aggregate and "¾ " down grade stone chips (singles / Brick crushed) as the coarse sand aggregate, for the concrete mixture.

WALL:

Plastered solid brick walls / concrete hollow block walls shall be used as per architect's drawings and design.

Floor Finish and Skirting:

Imported tiles shall be provided in all apartment floors and skirting areas. Mosaic shall be provided in stair and common area.

DOORS:

Door frames shall be hardwood-finished with French polish, except the toilet doors. The main entry door shall be of solid wood material with a decorative type of surface, finished with French polish. Other doors shall be veneered Partex finished with French polish. Toilet doors shall be of the UPVC-type.

WINDOWS:

Sliding aluminum sections fitted with 5 mm tinted glass. Provisions for mosquito nets shall be kept. Safety grills shall be provided with the window.

TOILETS:

Imported tiles shall be provided up to the false-ceiling height of the toilet walls. Imported sanitary ware shall be provided. One bathtub shall be provided with the master bed's bathroom. Best quality locally-available sanitary fittings shall be provided. A servant's toilet shall be provided in Type ‘B’. Hot and cold running water supply system shall be provided for the master bed's bathroom and the children's/ Common bathroom. 

KITCHEN:

A double burner gas outlet shall be provided. Provision for exhaust fan shall be there. One single-bowl stainless steel sink shall be provided. Imported tiles shall be provided up to 1' - 8" above the sink level. Homogeneous tiles shall be used on the kitchen floor.

PAINT:

Plastic paint on all interior walls, distemper on ceiling and snowcem on external surface shall be provided or gas burn brick facing.

ELECTRICAL:

All electrical wiring for lights, fans, TV, plug points for A/C and power sockets shall be of the concealed type. Provision for two power points for A/C in the master bed and the living room shall keep. Lightning arresters shall be provided for the buildings. Alternative power supply shall be provided for emergency services only (lift operation, common space lighting and the emergency lights within each apartment).

TELEPHONE:

Telephone outlets in living room and ALL bedroom shall be provided.

WATER SUPPLY:

Under ground and overhead water reservoirs for piped water supply shall be constructed and these units will use water from the city's WASA supply network. There will be a water-lifting pump to ensure uninterrupted water supply for each building in the complex.

LIFT:

Apartment shall have the facility of an imported superior  quality luxury lift

PARKING FACILITY:

Parking space shall be available, at cost, in designated/pre-allocated spots in the covered parking area on the ground level. Driver's general toilet shall be housed in the parking area.  

UTILITY SERVICE:

Service charge of utility connections like Gas, Electricity, Water, Drainages and Sewerage shall be borne by the allotters.
